Steve & Chloe
Steve and Chloe are not novices to the short term vacation rental market; having purchased their first investment property in Canmore back in 2014, Steve and Chloe already had some of the highest performing AirBnb units in Canmore when Lotus management began working with them. So how were we able to add value to their already successful business?
Having already built a successful business and brand behind their super host status and hundreds of 5 star reviews, we focused on the smaller details with Steve and Chloe to elevate their already high performing units. First we had to ensure that our guest experience and communications matched and exceeded Steve and Chloe’s high standards; we were able to reduce average host response time to under 10 min one month after onboarding, this allowed Steve and Chloe to turn their phones off and take an extended vacation oversees for the first time since they began hosting.
We were also able to alleviate some of Steve and Chloe’s biggest pain points previously by contracting reliable and high quality cleaning and maintenance personnel. The area where we made the most improvement upon Steve and Chloe’s already high performing units was in our dynamic pricing strategies. We took an analytical data science approach to pricing Steve and Chloe’s units, taking into account factors such as local events, hotel availability, historic and current market trends as well as international holidays and such. Ultimately, we were able to increase their off season revenue by more than 25% over previous years with our dynamic pricing changes.
Brian
We first began working with Brian and Emily to help them manage their residential long term rental and to find a tenant for 2019. When they decided to sell in 2021 and invest in a short term rental property, Lotus was able to help Brian and Emily find the right revenue generating property in Canmore and help them set up necessary permits and licenses to begin operating a short term vacation rental property on AirBnb. In the first year of operations, Lotus helped Brian and Emily reach super host status as well as exceeding the initial revenue estimate by more than 10%.
More recently, we helped Brian and Emily renovate and redecorate their unit to modernize the space as well as creating a new set of photos for their listing. Currently, Brian and Emily are finalizing the purchase of a second unit in Canmore and we are excited to help them grow their vacation rental business.
